
Building Process
Building your new home falls into three distinct sections. The length of time each section takes can vary according to a number of factors. We will always endeavour to act in an efficient and effective manner to ensure that your home is built within a minimum time frame.
1. Selecting Your Package
The process starts with selection of a house and land package.Our sales team will work with you to establish they type of investment you are looking for and provide you with house and land options.Lexon Homes places a lot of emphasis on this stage. It is imperative the investment provides you with a ROI (return on investment) and offers immediate equity once the house has been built.
- When selecting the areas we build our homes in we look for following key ingredients:
- We build in Master Planned Communities with strong capital gains growth
- Customised packages (locating old homes in established city areas, demolishing and constructing a new home)
- Established infrastructure
- Good re-sales
- High rental demand
- Strong rental returns
2. Contract Documentation
This is an important section of the building process and takes place once the house and land package has been decided. It is important that this component of the building process be given a high priority during all stages. The owner needs to ensure all relevant sections of the Building Contract, Plans, Specifications and Addendum’s are signed correctly, avoiding delays in resending documentation for signatures. If the owner has any concerns or questions then it is best to contact the office so that the query can be clarified.
3. Pre Construction and Approvals
In order to prepare documentation for Developer and Council approval the builder will need to complete (Pre Construction Administration Division) contours, soil tests, working drawings, engineering and BERS (Building Energy Rating Scheme). The approval stage can vary in length for a number of reasons. Due to differences between Local Government regulations in the area in which you are building, permit requirements can vary. In addition to a building permit, other permits such as sewer and water permits and developer approval is required. It is crucial that your home’s design fulfils the covenant requirements of the specific developer.
4.Construction
Upon receiving Council approval the job will move to the Construction Administration Division, where the approved plans are processed into Work Orders and scheduled with Trades and Suppliers, in preparation for Construction. The size of your home and its complexity are key factors influencing the length of the construction period. However, the availability of tradespeople, the weather and supply of materials can also impact on the original estimated completion date. Generally 18-22 weeks (for a low set 220sqm house and 24 – 28 weeks for a high-set home) is an average time for the construction period only. Preliminary and Approval period are calculated additionally.
